Reserve Studies Inc. was established in 1991, when a need was recognized to combine the skills of field inspection, cost estimating, and financial analysis. Since, we have conducted thousands of Reserve Studies throughout California and the Western United States to more accurately portray the current physical and financial condition of a development.

We provide alternative funding plans and illustrations that offer a choice of solutions to development of funding strategies. Our services will help analyze reserve needs for 30 years into the future, while complying with the standards of practice of the Community Associations Institute and the Association of Professional Reserve Analysts.

Types of Studies

What Is a Reserve Study?

A Reserve Study is an analysis of the common area components of a property with respect to life expectancy, condition, and replacement cost. A thorough and concise report is prepared to determine the adequacy of current reserves and the contribution levels necessary to cover future expenses.

 

Level 1

In the Level 1 Full Reserve Study, the reserve provider creates a component inventory, a condition assessment (based upon on-site visual observations), and life and valuation estimates to determine both a fund status and a funding plan.

Level 2

In the Level 2 Update, With-Site-Visit/On-Site Review, the reserve provider utilizes and validates the existing component inventory, provides a condition assessment (based on on-site visual observations), and life and valuation estimates to determine both a fund status and a funding plan.

Level 3

In the Level 3 Update, No-Site-Visit/Off Site Review, the reserve provider conducts life and valuation estimates to determine a fund status and a funding plan.
